General Conditions:

01. Shareholders will take responsibility for their own property.
02. In case an application is rejected, membership application money will be refunded without any interest.
03. The requisite application fee will be paid by local banker’s cheque/bank draft drawn in favour of Nawab Luxury Duplex City.
04. Shareholders are responsible to reimburse the authority for any damages, losses or costs resulting from their misconduct.
05. The management have the right to change the conditions and policy at any time based on the situation wihtout any notice.
06. Shareholders have to pay monthly installment as determined by the management authority. Monthly installments are to be paid by 10th of each month.
07. I/We have fully understood the above mentioned rules and regulations and agree to abide by the same without and reservations for proper governance of the authority.
08. Every applicant for shareholder ownership shall submit an application in the form prescribed by the authority, complete in all respects, for consideration by the management.
09. If a shareholder delays the payments then he/she is subjected to late payment penalty. In case dues are not cleared within maximum period of 3 months, shareholder application will be considered cancelled.
10. If any shareholders application is cancelled, then he/she will get a refund after deduction of administrative fee of 25% of deposited amount.
11. If there are any situations which is unlawful, unethical or detrimental to resort rules must be brought to the notice of the management. The authority will deal with this matter.
12. The management shall be vested with sole discretion to revise the amount of service charge and any other charges, as and when deemed fit. Such terms shall be valid and binding of the owners.

Conduct & Behaviour:

13. Shareholders must treat fellow shareholders, guests and employees with respect and courtesy.
14. Shareholders must refrain from any form of discrimination, harassment, deregotory, illegal or unethical activities, behaviour and/or talks.
15. The member is required to follow proper ettiquites including decent dress and good behaviour in order to maintain the decorum of the organization.
16. Management reserves the right to refuse entry or request a property owner to leave the premises if the shareholder does not behave in a responsible manner, is under the influence of drugs and/or alcohol or does not adhere to the general conditions of entry.
17. No smoking is permitted in the public area of the facility

Access To Premises:

18. Property owners must abide by the security and safety rules set by the communiry authority.
19. Spouse and dependent children of shareholders will also be entitiled to use the facilities of the establishments mentioned above, but liabilities of expense incurred will be that of the shareholders.
20. Guests can be bought for owners but they can avail facilities only as per rules and regulations and with permission of the management. The name of guest(s) and that of the member will be entered in the register kept for the purpose at the reception. Guests of the owner, will be admitted only if accompanied by the owner. The owner wll be held responsible for his guest’s behaviour within the premises.
21. Every shareholder will be liable to show the ownership card on demand. The security guard reserves the authority to restrict entry to the facility, in case the property owners are unable to produce any identification.
22. While applying for shareholder owner, the applicant must clearly state whether he/she would require any dependent card and the details there of should be clearly specified in the space provided in the application form.
23. Oweners must apply for car stickers seperately with additional fees as set by the authority.

Parking & Utility Services:

24. All vehicles must be parked within the owner’s personal space and cars cannot be parked on the road.
25. Guest’s cars should also be parked inside the owner’s own property, if additional spots are required then the authority should be informed in advance.
26. Parking spots can not be rented out to outsiders or neighbours.
27. Facilities or services within the property may be unavailable at any particular time due to mechanical breakdown, fire, catastrophe or any other unforeseen reasons. The Authority will not be held responsible or liable for such occurrences.
28. Service charge of electricity and water are subject to change depending on external issues such as availability, dollar rate, etc.

Additional Charges:

29. There is going to be additional charges for issuing supplementary cards and reissuing lost cards.
30. The issuance of car stickers are subject to additional charges and will be notified on the webssite.
31. Guest access to common facilities such as swimming pools are subject to additional charges.

Swimming Pool & Other Common Areas:

32. Swimming Pool of Nawab Luxury Resort is for the exclusive, recreational use of property owners, their family, and their guests.
33. Proper swimming attire is required.
34. Certain toys, balls and floats may not be permitted.
35. Children aged 12 and under must have adult supervision at the swimming pool and all common areas.
36. Pools hours may vary based on the time of year and day of the week and will be posted.

Misclaneious:

37. Every Applicant for shareholder ownership to this organization shall not be less than 21 years of age. The facilities may be used only by members /their spouses, dependent children and guests accompanied by members only.
38. In case any property owner fails to pay the service charge/others bills wihtin the specified period, thier names will be put up in the “Defaulters” list and will not be allowed to use the facilities unless all outstanding dues are cleared.
39. To avoid delay in scrutiny and/or acceptance of application, please ensure that application form is filled in completely and is accompanied by the requisite photographs, full payment as applicable and any other document is required.
40. Acceptance of the application form does not entitle a ownership. The management reserves the right to admit or refuse admission to any candidate, as ownership is subject to selection by the managing committee whose decision shall be final and binding.
41. These terms and conditions or any of them may from time to time be revoked, altered or added by the authority. Any revocation, alteration or addition to these terms and conditions will be posted on the organization’s website or an email to inform you of any changes to the terms and conditions.
42. Non-resident Bangladeshis are expected to send all payments in respect of their application drawn only from their non-resident external/non-resident ordinary account or any bank draft in BD taka drawn from their account abroad (N.B. Payment of bills in case of non-resident Bangladeshi is also subject to this stipulation)
